How Do We Protect Ourselves From Potential Fradulent Claims?

by: The Party Wall Surveyor

Question

We have served party wall notices to our neighbours and have had replys saying they are happy for the works (loft conversion) to go ahead.

Do we now need to draw up Party wall awards to protect ourselves from potential fradulent claims of damages against us thus providing a structural report for the neighbouring property detailing any faults that may alredy exist? and I guess to outline what work is going to be carried out and at what time of day etc?

Answer

If your neighbour has consented you do not need to do anything further. You may wish to take a schedule of the parts of their property which adjoin the party wall but that would be a private matter between the two of you. Any agreement regarding working hours would also be a private agreement and not dealt with under the Act.
